Regional Government and Caixabank agree to provide loans for acquisition, promotion and rehabilitation of protected housing

The Government of Navarre has signed a collaboration agreement with Caixabank that facilitates access to lines of credit for the acquisition, promotion, and rehabilitation of subsidized housing.

This agreement was signed on Tuesday by the Minister of Development and Housing of the Government of Navarra, Anai Astiz, and the director of the business area of Pamplona of the financial institution, Ignacio Midón. In this agreement, Caixabank’s commitments are defined in order to arbitrate the financing lines of the protectable actions in housing matters, as reported by the Regional Executive in a note.

This establishes a framework of qualified financing conditions for the acquisition of housing, promotion both in the purchase and rental and rehabilitation actions. The main beneficiaries will be the public and private agents that intervene in the sector and those individuals who will buy or perform a rehabilitation.

With Caixabank there are already four financial entities that adhere to this agreement, promoted by the Department of Development and Housing. In the month of May, they did the same Caja Laboral, Caja Navarra-Banca Cívica, and Caja Rural.

With regard to the scope of application of the agreement, the loans granted by the signatory financial entity in relation to the promotion, acquisition, and lease of protected housing and its new construction annexes will be regulated; and the rehabilitation of housing and buildings and the acquisition of housing and buildings for rehabilitation.

It also includes the acquisition of used homes in the social integration housing regime; and the onerous acquisition and urbanization of land destined to promote protected housing on it. Provided that the majority of such houses are protected, that the administrative authorization is made from the day of the signing of this collaboration agreement and takes effect during its term. On the other hand, in reference to the duration of the loans, the agreement establishes loans for the promotion of public protection housing under the regime of purchase, rental or other public protection schemes: up to a maximum of 35 years plus a grace period of up to 3 years; and loans for the acquisition in the first transfer of homes under the official protection regime, the appraised price or the agreed price, or other public protection housing schemes: up to 35 years.

In addition, it includes loans for rehabilitation activities: The repayment term of the loans for a maximum of 25 years, plus a period of up to 30 months of grace; and loans for the acquisition of homes used in the social integration regime: up to 35 years. The maximum amount of the qualified loan will reach 80 percent of the sale amount of the house, garage and storage room linked. In the case of rehabilitation actions, the amount of the qualified loan may reach the amount of the protected budget minus the recognized subsidies.

In actions for the acquisition of social integration housing, financial coverage may reach 95 percent of the imputable sale value.

Under the agreement, the interest rate will be reviewed each year. The nominal interest rates for each of the loans granted under this agreement, during the grace period, will be those agreed between the parties.

In the amortization period, the nominal interest rate for each of the loans granted will be the result of adding a differential, from a minimum of 0.60 points and a maximum of 1.90 points to the Euribor reference at a published year. by the Bank of Spain.
The reference index will be the one-year Interbank Reference (Euribor) that is published monthly by the Bank of Spain (adjusted mathematically to whole numbers and two decimals), corresponding to the month before the revision date.
The opening fee for the acquirer is set at 0 percent of the bankable operation. The commission for partial repayments will be 0 percent. Commissions for debtor subrogation will be 0.5 percent. The commission for early cancellation will be a maximum of 0 percent.

Kundenbewertung 21.05.2018 um 16:30 Uhr Der Wechsel dauerte ca. 2 Monate, das lag aber am vorherigen Anbieter der nach einem Jahr den Strompreis um ca. 50 % erhöhen wollte. Das Sonderkündigungsrecht/Kündigung durch den neuen Anbieter wurde nicht akzeptiert, ich musste dann nochmals selber kündigen. Das Ganze war sehr zeitaufwendig bis die Stromanbieter jedesmal antworteten. Durch Verivox gab es keine Verzögerung
